All our fees are shown inclusive of VAT where applicable.
Guaranteed Rent
If you are renting your property to us through our Guaranteed Rent service, we will not charge you any fees.
Charges will apply for our other services, please see the table below for details of these.
Set Up Fee for Fully Managed and Rent Collection
When you first instruct us on either of these schemes you will have to pay a Set Up Fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc. The Set Up Fee is payable each time you instruct us to find a new tenant for your property.
A fee for protecting the tenant’s deposit may be charged separately to cover our costs.
Commission for Fully Managed and Rent Collection
We charge a monthly commission for the ongoing management of your property and rent collection, which will depend on the level of service you require.
Renewal Fee for Fully Managed and Rent Collection
If you are happy to renew the tenancy we may charge you a Renewal Fee, this is payable prior to the tenant signing a new agreement. The renewal fee is £72.00.
Rent Increase Fee for Fully Managed and Rent Collection
If you are happy to increase the rent, we may charge a Rent Increase Fee. The Rent Increase Fee is £48.00.
Tenant Find Charges
If you simply want us to find a tenant for your property, we will charge you a one off fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc.
Renewal Fee for Tenant Find
If you are happy to renew the tenancy we may charge you a Renewal Fee, this is payable prior to the tenant signing a new agreement. The renewal fee is £108.00.
Withdrawal/Cancellation Fees for Fully Managed and Rent Collection
Where a landlord withdraws his instruction before the tenancy has started, we reserve the right to recover reasonable costs (subject to a minimum fee) of marketing, property compliance checks, finding and placing a tenant etc. Where a landlord cancels a Fully Managed or Rent Collection Service during the tenancy (including any extensions) all fees must be paid in full to the end of the current tenancy agreement (subject to a minimum of three months management fees payable). Three months management fees are payable where the tenancy is periodic.
Withdrawal Fee for Tenant Find
Where our Tenant Find Service is cancelled when we have found a suitable tenant who is ready, willing and able to move in, we charge a cancellation fee to cover the cost of our reasonable losses (subject to a minimum fee).

Percentage fees shown are calculated based on the monthly rent.
Tenant Find Fee is a % based on the annual rent.
