We have a designated Property Management team separate from the Sales and Lettings function with the sole objective of ensuring each property is being professionally managed within. Audited Members of the Liverpool City Council CLASS scheme, UKALA, Property Redress Scheme and the Deposit Protection Service, we can assure a professional , regulated Management service.

The Full Management Service includes all aspects of the Letting Service with the addition of:

  • Full photographic inventory and schedule of condition upon move in date
  • Updating utilities & council of change of occupancy & liability
  • Monthly rental collection and rental statements on account
  • First point of contact for tenants at all times
  • Quarterly photographic property inspections using iPad and app software
  • After authorisation, arranging quotes and property repairs
  • Arranging and administrating periodic tenancy renewals
  • Arranging and providing photographic checkout reports against initial inventory
  • Delegate property to lettings team for re-let prior to checkout
  • Arranging & administrating deposit return
  • Move in new tenant

 

The Premium Management Service includes all aspects of the Letting Service with the addition of:

  • Rental Guarantee

Despite thorough referencing, sometimes a change of circumstance happens and rent arrears become a concern. Why not protect your rental income for peace of mind? Working with our external tenant referencing suppliers, we can provide rent protection as well as covering the cost of any potential eviction in order to give you total peace of mind should the tenant stop paying rent.


What Rental Guarantee offers:

  • Independent comprehensive tenant references
  • Rent Guarantee protection, providing protection from day 1 of rental arrears on a Nil Excess basis
  • Rent payable until vacant possession, even when this runs beyond the end of the tenancy agreement
  • Legal costs to obtain possession of the property if the tenant fails to pay the rent
  • Total claims limit of £50,000

What happens if the tenants fail to pay the rent? 

  • Just sit back and relax, if a claim for rent protection is required you don’t need to be involved
  • We handle that side of things for you with a dedicated legal specialist
  • Our Premium Rental Guarantee is Nil Excess and payable until Vacant Possession
